736 units lie adjacent to a San Diego trolley station, the San Diego River, a new library, and a big-box shopping area with ancillary pedestrian-oriented commercial. The major sewer trunk line curving through the site and the property's bifurcation by Stadium Way created the primary site constraints. Early in the testing of products, the concept of an open space spine reading as a tributary to the river was conceived, connecting pedestrians within the community to the recreation center and leading to the trolley station and library. Articulating the vision and collaborating with the landscape architect ensured riparian species were planted and dry creek stonework used to reinforce the tributary concept. The resort-style leasing center and recreation facility lie adjacent to the tributary.  An auto forecourt defined by arbors and planted with date palms provide an imposing first impression for this flagship property.
