Synopsis:  A previously graded infill site adjacent to an open space preserve provided an appropriate site for 82 townhomes and apartments. Pangaea provided precise grading, public and private improvement plans, final mapping, survey, and hydrology services for this infill site in Carlsbad.  The U-shaped buildings provide auto courts to access garages for the units, while Paseos between the buildings provide pedestrian access and outdoor space for each home.  The linear character of the site facilitated an efficient drainage solution allowing water quality requirements to be accommodated at the lower reaches of the site.
