Synopsis: Creating an independent community that can also function as the “front door” to much more extensive acquisitions was a challenge for this rural south of Austin. Conceptual planning services were provided for this first phase in an area with much more significant developer acquisitions. Topographic constraints, parcel configuration, development program requirements, and surrounding circulation were all taken into account in the design of this community. Land uses include single-family residential in a range of densities; multifamily options, community and neighborhood parks; schools; neighborhood commercial; and open space paseos for pedestrian connectivity and storm water conveyance.
