Synopsis:  The blending of aesthetics with engineering solutions and reinforcement of the Client’s project “branding” are the keys to success for this project. The master-planned community with schools, parks, commercial services, and a variety of residential options will provide a major opportunity for home buyers in the burgeoning corridor between Phoenix and Tucson. Feasibility investigation and subsequent urban planning design services were provided for to create a residential community with a mix of densities. The composite of engineering and urban design disciplines included conceptual land use areas for a variety of development scenarios accounting for varying regional circulation plans and the constraint of major offsite storm water conveyance through the site. Land uses include single-family residential in a range of lot sizes; community and neighborhood parks; schools; neighborhood commercial; and open space paseos for pedestrian connectivity and conveyance of storm runoff.  Additional constraints included a major irrigation distribution canal, designing compatible land uses and circulation to adjacent planned communities, and anticipating a proposed bypass freeway.
