Synopsis: Initial acquisitions were within or adjacent to the city limits of the small town of Martindale on the San Marcos River. A community core was created off Highway 80 to anchor the development, provide a walkable commercial district, complement the historic downtown and provide a variety of residential land uses. As the acquisitions progresses, large tracts of residential and industrial land uses were added to provide opportunities for a regional jobs base that would, in turn, drive the need for housing. Major riparian areas, a rail corridor, a nearby airport, and existing circulation informed the conceptual land use plan.
