Synopsis:  This conceptual master-planned community offers a variety of residential densities, along with schools, parks, and commercial services to provide opportunities for home buyers in the burgeoning corridor between Phoenix and Tucson. Feasibility investigation and subsequent urban planning design services were provided to create a residential community with a mix of densities. The composite of engineering and urban design disciplines included conceptual land use areas for a variety of development scenarios accounting for offsite storm water flows to be conveyed through the site. Land uses include single-family residential in a range of densities; community and neighborhood parks; schools; neighborhood commercial; and open space paseos for pedestrian connectivity and conveyance of storm runoff. Additional challenges included accommodating a utility easement angled across the site and providing compatible land uses and circulation to the adjacent existing community.
