Status:  Entitlement Stage

Synopsis:  This new town for Pinal County is adjacent to the Green Wash and offers views of the Sawtooth Mountains. The community will provide residential opportunities in a comprehensively designed environment for young professionals, families, and active adults. Pangaea’s due diligence for this large parcel determined the opportunities and constraints associated with the land.

Conceptual designs included a golf course theme with lakes and an active senior-focused plan. A balanced alternative plan was selected. Open space paseos are threaded through the community to address drainage and minimize infrastructure. Additional uses include a regional park for organized community sports; neighborhood- and regional-serving commercial; a commercial and civic core; elementary, middle, and high schools; dispersed neighborhood parks; and nine single-family lots sizes complemented by three multifamily densities. Additional challenges included a proposed bypass freeway with two interchanges serving the site, existing irrigation distribution canals, and major energy utilities crossing the site.
